Natural illumination and ventilation are crucial to create a comfortable working atmosphere. The depth of the plot is not enough for this to happen so the project’s main strategy is to generate an inner patio which allows two things at the same time: firstly, natural light floods the interior creating a confortable illuminated space reducing artificial light consumption; secondly, it allows the offices to be ventilated naturally through the patio. The temperature can be controlled naturally reducing the use of artificial cooling systems.

The ground floor, when opened, becomes a public space but at the same time it can be controlled by the security at the entrance. It is also the building’s lobby space where a small kiosk or cafe can be placed at the other side to activate the ground’s floor inflow of people where the light which flows down the patio becomes the main element. The patio becomes a confortable space isolated from the street’s busy traffic and noise; a perfect business meeting point surrounded by light and vegetation; a perfect space to walk through when one goes to work; a perfect space to enjoy during a short break.

In the inside, the north-south views are empathized so that the cityscape on one side and the ocean on the other can be seen from almost every office space. The office space in one floor can be arranged to have three or two offices of different sizes; one whole floor can eve function as one big office space. The building’s stairs and services are located on one band at the East side of the building allowing maximum transparency between the inside and the outside; this also makes the space use more profitable. 

Five footbridges cross the patio to access the offices at the opposite side of the service area where the elevators are located. These walkways are conceived to be as weightless as possible and very transparent to reduce their presence inside the patio. The roof of the walkways will have some small vegetation which can be seen from the offices and the bottom of the walkway will illuminate the patio’s space at night.

The building’s image during the day is a weightless looking building with a white abstract façade with perforated metal sheets which allow an even illumination in the inside; the perforated sheets also stop sun radiation during the hot days increasing the building’s temperature efficiency. At night, LED light travels the opposite way through the perforations: from the inside to the outside becoming a reference point in the city.
